Agreement

These terms are an agreement between you and Orange Beaver Inc. (“we”, “us”), which operates LandAgent at landagentai.com. By creating an account or using the service you accept them. If you use LandAgent for a company, you accept them on its behalf. Our Privacy Policy explains how we handle your information.

The service

LandAgent produces screening reports about property listings in the United States from public records, imagery and listing data, and a Report Assistant that explains them. LandAgent is in beta: features, report allowances and pricing may change, and parts of the service may be unavailable at times.

Reports are screening tools, not professional advice

Reports are computed automatically from third-party data that can be incomplete, out of date or wrong, and parcel boundaries may be approximate. A report is not a survey, appraisal, title search, environmental assessment, percolation test, inspection, or legal, financial or engineering advice. Verify anything that matters to your decision with the county, a licensed professional or on site before you buy, build or rely on it.

Your account

You must be at least 18 and give accurate account details. Keep your sign-in secure; you are responsible for activity on your account. Tell us promptly if you believe it has been used without your permission.

Acceptable use

You agree not to:

• scrape, bulk-download or resell reports or the underlying data, or use them to build a competing product;
• use automated means to request reports beyond normal personal or business use;
• try to break, overload or bypass limits or security on the service;
• upload content you do not have the right to share, or use the service for anything unlawful.

Your content and our content

You keep ownership of what you upload. You give us permission to store and process it to provide the service and to review and correct parcel boundaries. You may use reports generated for you for your own purposes, including sharing them with people involved in your purchase. The LandAgent software, design, name and logo belong to us.

Subscriptions

LandAgent is sold by subscription only. Each plan, including the free trial, includes a monthly allowance of Location Reports, Property Reports and PDF exports, as described on the Pricing page; reports are not sold individually. Allowances reset with your billing month and unused reports do not carry over.

Paid plans are billed monthly or yearly in advance and renew automatically until you cancel. You can cancel at any time; your plan stays active until the end of the period you have paid for, and paid periods are not refunded except where the law requires. We will tell you before a price change takes effect on your next renewal. During the beta no payment is taken, and nothing is charged without your agreement.

Ending your use

You can stop using LandAgent and ask us to delete your account at any time. We may suspend or close accounts that break these terms, or end the beta, with notice where practical.

Disclaimers and limits of liability

The service and reports are provided “as is” and “as available”, without warranties of accuracy, completeness or fitness for a particular purpose, to the extent the law allows. We are not liable for indirect or consequential losses, or for decisions made in reliance on a report. Our total liability for any claim relating to the service is limited to the greater of the amount you paid us in the 12 months before the claim and CAD $100. Nothing in these terms limits rights you have under consumer protection laws that cannot be waived.

Governing law

These terms are governed by the laws of the Province of Ontario and the federal laws of Canada that apply there, and disputes will be heard in the courts of Ontario, unless the law where you live requires otherwise.

Changes

We may update these terms and will post the new version here with a new date. If a change is material we will tell you by email or in the app before it takes effect. Continuing to use LandAgent after that means you accept the updated terms.
